It's true that our market has become more and more difficult to gain cash flow but not impossible and many strategies to consider.  Sometimes local doesn't align with your personal goals. Welcome Cooper! What are your goals with beginning out investing? Are you hoping to gain long term appreciation, cash flow, or a blend of both? Depending on your main goal it'll drive your movements. The Boise Idaho market has become an incredible appreciation market with cash flow becoming increasingly difficult to find, but not impossible. Value add opportunities exist within Boise city limits recently changing their laws around adding an ADU to a rental property. Multi-unit properties can still gain some great cash flow and of course, creative finance deals can make a real difference in getting cash flow as well. Don't hesitate to reach out if you'd like to chat and go over your goals together!

Hey Jack! Have you poked around the Boise Idaho area? We're not too far, have an ENORMOURS WA expat community for all the reasons you mentioned. Unfortunately with the way interest rates are, and purchases prices, single family homes don't really cash flow anymore. But if you're doing 1031's and putting more down were a solid option. We achieve cash flow with multi-unit, a good balance of appreciation, and have some of the landlord friendliest laws around. We own both long term and short term rentals locally after cashing out on CA real estate in 2020 and moving here. Never looked back and the best decision of my life! Hey Trent,

Couple things come to mind for me reading about your situation. Making $25k over summer concerns me based on the estimated value of your home. My $500k meridian homes make $25k over the summer each year, summer is our high season so the rest of the months don't compare. If you short term rented the home year round, I'd be trying to figure out if it's even profitable? By my estimates I'm nervous it wouldn't be. And you have significant capital locked up in that home. So that leads me to the question, what are your goals? I like living in nice houses, don't get me wrong. But we down sized when we got serious about our investing journey. Is your goal long term appreciation? Or cash flow? Drilling down your specific goals will help guide you in making your next moves. I'm a goal setting junkie so reach out if you guys want to grab coffee and talk shop :)
