April's BREIN Meetup Is Just Around the Corner!

After a fantastic meetup last month, we're all charged up and excited for this month's meetup! It doesn't matter if you're a real estate guru or if "escrow" sounds like a new social media app to you; our meetups are the ideal spot for making connections, swapping pro tips, and discovering the goldmine in properties.

Hey Daniel, welcome back! You mentioned printing mailers, what investing strategy are you focused on pursuing? Will you be wholesaling, BRRRR'ing, buy and hold, flipping, local or out of state, etc? Depending on the strategy I wouldn't worry too much about LLC's and structures right out the gate. If you've already got a couple properties then definitely worth getting started on that, but not usually a priority for your first steps. I know plenty of investors who have a 10+ property portfolio and still haven't set up their LLC's and structures. Definitely not advisable but point being that going out and getting the deals, and taking action in that way should be the top priority. Definitely join us at some meetups and start networking with those are doing exactly what you want to be doing so you can learn and follow in their footsteps! Have you explored the idea of purchasing that hobby farm you're dreaming of with a minimum down payment? Obviously it'll be dependent on qualifying but here's a scenario you could consider....

Buy the property for $500k with 5% down ($25k) using your HELOC or other funds if you've got them. Your mortgage is going to be around $3700. Use the remaining funds to fix up your new place and also build or buy a tiny home on the property. If you do it right, make it special, you can airbnb the tiny house as a unique experience on a small hobby farm. I've seen these in our valley make $1000-2000/mo depending on location and how it's set up. There's no reason you can't find a way to house-hack your hobby farm. The other option is looking for a property larger enough and set up for horses. Horse boarding can be very profitable and be another way to "house-hack". There's so many out of the box ways to get to your goals. Reach out if you want to sit down and grab coffee and throw some ideas around.

It's true that our market has become more and more difficult to gain cash flow but not impossible and many strategies to consider.  Sometimes local doesn't align with your personal goals. Welcome Cooper! What are your goals with beginning out investing? Are you hoping to gain long term appreciation, cash flow, or a blend of both? Depending on your main goal it'll drive your movements. The Boise Idaho market has become an incredible appreciation market with cash flow becoming increasingly difficult to find, but not impossible. Value add opportunities exist within Boise city limits recently changing their laws around adding an ADU to a rental property. Multi-unit properties can still gain some great cash flow and of course, creative finance deals can make a real difference in getting cash flow as well.
