I just didn't know if that also applies to any random person looking to fill their spare bedroom.

I thought that was if you are a licensed realtor

if you are just looking for some roommates to fill some empty rooms, are you bound by law?

I see posts like that all the time on craigslist and other online classifieds. "Women Only" "Christians Preferred", etc..

So I've been watching this extremely close primary race, both on the democratic and republican sides, and it seems like there is no clear winner on either side. We will have to wait until after the primaries to see the major candidates from each party.

I was curious about everyone's opinion, though. With respect to the domestic real estate market, who in your opinion do you think would be the best candidate to help bring us out of the market meltdown and prevent a possible recession?

Does anybody have any thoughts?

I would also like to look for investment properties in Coastal NC region.

From what I've gathered from a few people I know who work for Intracoastal Realty in New Hanover County, it sounds like the housing boom is not what it was 2-3 years ago and things are starting to flatten out a bit, but there are still some great deals out there.

They also mentioned that for a while everyone was listing their homes for sale and nobody was buying, this was during the housing crises earlier last year. Now they are starting to see some buyers come into the arena again and things are starting to look a bit better.

If you can get ahold of investment property in Wrightsville Beach, Carolina Beach, or even Kure Beach, I really feel that you have a great chance at making some money on vacation rental properties.

also I must mention I am pretty much as new as it gets when it comes to real estate and I don't have any money to invest either, so take the advice for what it is :)

When you wholesale, generally what is done is you would locate and obtain an accepted offer on a house that is a deal...

Then, for and assignment fee, sells or assigns that contract to another party that will buy the property.

With this being the case, your credit or ability to get a loan does not come into play, as you will not need a loan.

This is one reason why some people start in wholesaling… It takes almost no money, and no loan… Just some time and the ability to find great deals, and to get an offer accepted.

I'm still a little confused on what exactly a wholesaler does.

1.) Find Deals on homes

2.) Gets deal to buyer for a fee.

How is this any different from Bird-dogging?

I'm in charlotte and you can get lucky here flipping newer homes in higher priced neighborhoods in a 3 to 5 year period but i've seen no appreciable room for profits in the lower priced homes in that smae time period becase of the high foreclosure rates in that price range.
