@Tanner McKinley Tanner probably I am little late on response, and you may already have made the right decision. But for the sake of the forum and future reference, I would pick option B. With rates being so low, VA loans are lowest of all and no down payment, you cannot beat that. I would say take an advantage of VA loan and play your option. All the best.

With almost 30%+ increase in Rent and insanely increase in property value with low inventory, still locations like Arizona, will deliver potential if the money is coming from coastal states, specifically CA. Remote investing by far provides solution to 1031 Exchange as I see more people playing that option from CA.

Having companies like easyknock around for a few years which have been offering the purchase with lease back, but it seems like the controversial idea is much more convincing and digestible for sellers in distress. Liability of paying property tax, insurance and repairs, have left home owners not much choice to divert to become a tenant and cash out their equity for back up investment or bare security. Unknown political and pandemic turbulences are bringing homeowners with some sort of distress to bow down to making the decision to sell their property and become tenants. How about smaller investment firms? will this be the ultimate scenario for passive investment marketing? Would you be willing to keep the seller as a tenant? what precaution should you take to secure your investment in transitioning to tenant?

Despite the fact that there is a bit of scarcity in Tucson, but always think out of box. Focus on what will increases your productivity. Yes, the sellers in Pima County are becoming Greedier than ever, but the circumstances changes on daily bases which will dictate sellers to be more flexible. Look at Pima County Rural area, Manufactured Homes, Multifamily opportunities, FSBO over 90 days, Expired listings, and the best yet Drive4Dollar.

Patrick,  My concern is the increase in rent at current situation. The C Class in Tucson normally will show resistance due to limited income. How soon are you thinking of the increase? How much money will you put into in order to justify the increase (Estimated Repair)? I would go conservative on Increasing rent in Tucson at this time.

@Shiloh Lundahl Shiloh, I am familiar with this building and asking price. As a matter of fact I was offered this building as well. However, my biggest problem was when I drove over to see it up close. The quality of the tenants unfortunately will risk dictating any increase in the rent for quite sometimes, in addition to the pandemic and eviction situation. I spent about 30 minutes sitting in my car in across parking lot/RV Park to see the traffic to the building. The asking price of $60K units seemed too high, unless you are securing it much lower. Here are my concerns: 1-Quality of tenants  2-Ability to increase rent  Other than that, Tucson growing market is going very strong and we yet have to experience reactions to eviction/pandemic.
