@Marc Arellano, Marc, do you own any properties? Which practice is more feasible for you? 1-AirBnb 2-Assisted Living , one thing with assisted living, you need to have enough rooms, so more rooms, better it is.

This is a very unique opportunities, 6 Separate Single family Properties, on 3 separate parcels. All Vacant. These properties used to be "assisted living" in one point of time, (Again all vacant now). Two of properties need very minor cosmetic clean up to be back in market. The other 4 properties needs total rehab. It is being sold all together. @Tina Thompson, I agree with @Tomer Kalimi, it is more the Title officer rather than which title company. The individual's experience is what will help you when you do for example quick closing. Her/his due diligent will always comes handy to catch any issues. So Tomer's experience is valuable to build relationship with right Title officer.

Earnest Mallard , Earnest, the way lenders workout the loan on income property is different than regular properties. The income that the property generates comes to calculation. I agree that George Sealy can be of great source. Most importantly, have you find the property? Are you looking for multifamily or Commercial?

@adam Martinez, adam, Title company have very little knowledge into wholesaling. Unless you instruct them well enough. However, if you are assigning the contract, just deal directly with buyer and let him go to Title with face value of property.
