Thanks so much for both of your thoughts! For context, this place and the other calc I posted in another thread are in a very desirable, residential area next to an Ivy league school and all the grad school- the tenants (I was one a few years ago) are very high quality, its largely grad school/professor/staff rentals, and the home values historically have been largely immune to changes in the housing market- and probably as such, they've gotten really expensive. So I do look at it as a long term opportunity, it's just not totally clear what new gross rentals the value-add renovations will bring (which I classified as repairs in the calculator). I am also confused about putting in a decent number for both rental and home appreciation, if any advice there, have checked zillow etc. Does anyone recommend a service like rentometer or neighborhood scout specifically?

Jaysen, thanks for the thoughts and advice! Actually, that extra 800 is post-addition of a bedroom I realize- its now a gross rent of about 6000, which I still think is workable. The area we are looking in has super high tenant quality, little vacancies, very 'hot' neighborhood and the buying competition is intense. You are saying that $200 net of operating and morgage costs is what you run into a lot?

Would love to hear an update on this fascinating thread- am looking strongly at NH but the rent to asking price ratio is pretty steep, especially in my favored area of East Rock (I used to be a tenant during school and loved it!)
