Hi CT investors-

Am finishing getting tenants into my first rental, a New Britain SFH , but I'm a out-of-state investor and am looking really hard for an all-purpose handyman/eyes on the ground that I can basically keep on retainer for emergencies and common issues, since I will not able to be there really to deal by myself with small property maintenance (as I had originally planned in person).

Any referrals in the New Britain/Hartford area? Any thoughts on how to get on-the-ground coverage cost effectively are appreciated too. Eventually may want to go to a full PM but scouting for an individual now because this is the first one and a very small house.

@Frank Patalano I bought my first property, a single family rental this winter. It is a few hours away from me. Fear of what I don’t know about RE investing and making mistakes was definitely holding me back, but now, another issue has risen- the actual pain of dealing with tenants and trying to learn property management on the go, and it is holding me back a bit from adding another property. I feel I’ve made mistakes already and always It’s hard to conceive that you don’t know what you don’t know. And I don’t want my first property to be a investing career bust. So I’m trying to move forward and not get sidetracked, but I could always use advice!

Thanks so much to everyone for the thoughts. I am also looking for a reliable good handyman in the New Britain/ greater Hartford area to deal with the occasional tenant emergency issues that might arise, if anyone can recommend one?

@Warren Juall I think everything's in line with the market, but maybe I'm missing something? I have not offered to include all utilities, I assumed the tenant would be responsible for everything except water/sewer/landscaping. But the early response seems to indicate it may be too high- I'm just not sure. Is it worth it to bring down the rent or is that not a great idea?

@Warren Juall Thanks for the helpful thoughts. I'd actually prefer a standard 1 year whole-house lease, but I do have it on craigslist as a 1 year room-by-room lease, have only got a lot of spam after 1 week...

@Mat O'Grady Thanks for the thoughts, I definitely know I'm a bit off cycle here, but thought, and my understanding was even so, it would be covered by the general strength of the rental market in NB. Hoping I don't have to sit on the property until later in the spring, but we'll see..I guess I could be looking at a very high vacancy rate, like  30%, to start out with and then it will come down in subsequent years..

Hi All-

Just got my first single family next to the CCSU campus, a cape cod style 4br1bath in New Britain, and I closed in early February. Did a little work on it, and it's in good shape to rent. Obviously trying to rent it out as soon as possible, and hopefully by the room. Have had only a very few one-off bites from apartments.com, trulia, craigslist, hotpads, realtor.com, and some of that may be spam. Getting a little nervous, so any thoughts or more area-specific knowledge would be awesome. Not sure what I'm entirely doing wrong, but I am really, really new at this. When I first approached NB area, I felt that and was told that the rental market around here was consistently strong throughout the year, despite the college schedule. Any advice is greatly appreciated, thanks!
