@Jaysen Medhurst yes, grad student housing- I was one once in this neighborhood, in a wonderful small multifamily. they have little vacancy rates, recession resistant qualities, and very high quality tenants year after year, so it's definitely a very long term play, so I am wondering if the large down payment and small-ish returns are worth it...that being said, there's a few luxury apartment buildings going up in the area, adding to inventory..

@Jaysen Medhurst thanks so much for the thoughts, there are a couple weird quirks about this particular property that may answer your questions on my assumptions and I will post tomorrow to explain. I am curious and would love to pick your brain more if you have time to connect offline? this is an area that i lived in as a Yale student, and like it on a macro and neighborhood level for a lot of reasons as a long term investment looking at cash flow rentals..
