@Luke Mitchell

I've been (and still am) in House Flipping Formula (HFF) and some of the other mastermind groups led by Justin Williams and other amazing business owners and investors. I think the content in the actual package is well worth $2k and more. Justin's main thing is he wants everyone to create a business, not a job. So while there are a lot of the nuts and bolts of how to do deals, where his program really shines is his focus on systems. And a huge part of the system is having people work with you. How to hire, who to hire, and the point that if you want a business, that is how you leverage your time. There's an active private FB group and also monthly coaching calls. Even tho I'm part of some of the other "higher level" masterminds I still attend the HFF coaching calls when I can. I always learn something and get a lot out of it.

When I joined HFF they offered a free ticket as part of the package to a live event called Flip Hacking Live in October in San Diego. That event was worth WAY MORE than $2k. Definitely changed the way I see real estate, business and it helped shatter my limiting beliefs at that time. On internet forums you get a lot of negativity unfortunately. That was the first event I went to where everyone was so positive, and they were down to earth, normal people (who also happen to make 6 and 7 figures or more a year in their REI businesses) who just want to help others succeed as well.

It sounds like you didn't appreciate the sales "takeaway". I'm sure they could've improved the way they did it. There you go, one of the things we business owners deal with. We train people, but they aren't perfect. There will be a lot of learning and growing with your team members. I'm sorry you felt pressured... You're supposed to feel some sort of call to action / time limit but it's not supposed to be high pressure. Before being exposed to marketing and sales I sometimes felt like I didn't like the 'tactics'. Now that I have a marketing and sales business where real estate is the hard product, I often appreciate it when other people (yes even telemarketers) put effort into good marketing and sales training for their team members. If one of my sales people didn't use a takeaway at some point in the sales process, that means I didn't provide appropriate training.

@Elena C. You've got some great advice here. If you go like @John Powell's condo idea we've got a 1/1 condo at Cedars for sale right now for 41k :).

Like he said you need to sit down with your significant other and figure out what you want to buy first. VA is a great loan and since he's going to be here for the next 1-2 years that's a perfect option. He can do a live in flip/house hack, combine that with renting out the rooms and that'll make for a great cashflow situation and potential upside with the sale.

There is only one area in the FWB area I won't buy in and that's off of Lovejoy on the west side. Anywhere else varies from A-C neighborhoods but I would live in any of those neighborhoods myself.

Definitely check out the local meetups. I host one every last Tuesday of the month (April 24) in Shalimar and I also attend the local real estate investment guild the next one is April 17 on Okaloosa Island

Welcome to BP @Mariah Boyer! It's a great place to network and learn.

I have a townhouse listed for 135k and a 3/1 house in FWB coming up for $150k. Both are/will be move in ready.

There are a couple meet-ups one of which I host. We try to do them every last Tuesday of the month at 6pm but I may have to move this month's date since we'll be out of town. I usually update it on www.meetup.com/fwbrealestate

There is also a great reia that I attend called the Professional Investors Guild www.meetup.com/destinpig

Looking forward to meeting you at one of them.

@Logan Jorns I think you are very wise to take a break and reconsider. I wish I had. I went through 6 years of schooling (and a lot of tuition expenses) and after 1 year of working found out that that wasn't the life I wanted. The 6 years of time and $ were sunk costs. The bad thing is it made it so much harder to quit when I started real estate. I kept thinking "I need to at least make those years count..." which didn't help at all. Just quit now. No one cares that I have a Masters Degree and I doubt anyone cares that I have any degree at all. It usually never comes up in conversation. And if it does, it's only because we didn't have anything better to talk about.

It sounds like you have already proven the real estate/flipping concept to yourself and enjoy it more than what you are in school for now. School will always be there if you decide to come back to it. But you probably won't want to.

@Brianna Hernandez welcome to BP! I suggest attending the Professional Investors Guild meeting this coming March 20 7pm at the Emerald Coast Convention Center. It's a great place to network and learn from people who are actively doing deals.

BP is a great place to learn as well. Listen to the podcasts and use the search bar to find out what you don't know.
