Niceville/Destin's Hot market and starting investor meet-ups

Hi Everyone! My name is Mariah and I am new around here.  I recently got my license so that I can learn the market better and hopefully come up on some potential investment deals. I work with a great team who is in the top ten for the company and have been involved with RE for over 17 years. I am based out of Niceville (Destin area) and the market here is hot.  The amount of listings right now is low and inflation rates are anywhere from 3-5% easily.  Anything 200k or under with good bones is selling in a matter of hours/days. During PCS season there are bidding wars and investors with cash offers coming in over asking price. The rent in the area is so good that everyone wants a taste (myself included).  We are just looking for a decent house 200k and under to invest in for a long term buy and hold. 

I always read about the real estate investor meet-ups and saw that there are none (at least that i can find) in my area. I would love to start one and and offer to meet up for lunch or coffee with anyone so we can talk about Real Estate!
