Go for it! 

Do consider some of the advice such as getting your license and working the real estate agent business alongside the investor/wholesale side. 

I don't have enough people fuel to focus on being an agent. But, we still convert a lot of our marketing dollars into referral fees (I'm a licensed agent so I can refer leads out and if the other agent lists them they give me a % of their commission). 

I think most people even the "naysayers" mean well. The delivery may just not be that great... 

Take massive action and succeed!

@John Reynolds  Looks like Gary already answered most of your questions in depth. Thanks Gary!

It's hard to answer some of those questions specifically the ones related to what we think would be better for you. I think the best we can do is tell you a little about our story, what we (my husband Chris and I) did and you have to make the decision(s) yourself.

I started learning about RE and taking action in 2015. Learned almost everything I knew to tackle my first few deals from Biggerpockets and our local REIA the Professional Investors Guild

By the time I joined HFF (2016) I had already bought 2 rentals, bought and sold 1 flip, and started on the 2nd flip. So I already saw what I could do with all the information I gathered and the action I took. I've since then joined the 6FF and 7FF programs

2017 we completed 50 total deals (15 flips, 35 wholesales).

2018 YTD we're at 18 flips and 20 wholesales. We also closed on a 24 unit multifamily rental for our personal portfolio.

If you ask me personally, I would have started everything sooner, including the coaching. Would I have joined the higher priced programs like 7FF right off the bat? No. (I tried, they didn't let me in. lol). House Flipping Formula is a great starter platform.

If you feel like you want to try things out on your own first, I think that's a great idea too. Give yourself a deadline and take massive action.

If you do decide to join the community, myself and hundreds of others would be happy to share the day to day ups and downs with you.

@John Reynolds Justin Williams is a great guy and has created several amazing education platforms. I've completed the course and it has a big focus on systems and processes. It does have the nuts and bolts, some of which I knew, but I got a lot out of watching the videos designed for newer investors also. I actually like using some of them to train our team members.  The on demand videos are great. 

What I love the most about it is are the monthly coaching calls where you can get answers for your specific question directly from guys and gals who have done exactly what you want to do. I'm a part of the other mastermind groups as part of the House Flipping Formula umbrella, but I still attend as much of the HFF coaching calls as I can. I still learn so much and implement as much as I can in my business. 

The FB group included in it is a great place to interact and build relationships with other investors. This business is a marathon not a sprint. Staying power is crucial. Having those relationships helps me keep pushing when the going gets tough.

As far as the cost. I'm probably one of the most frugal people you'll ever meet. Paying for the HFF membership and attending the live event (Flip Hacking live in 2016) was a huge amount of money for me at that time. I can't even put a number on the value I received. I've gotten 100x what I paid for and then some.

@David Slattery You took massive action and analyzed a lot of properties to get to this point. That's awesome!

A few things:

Duplex # 2 - your maintenance/repair budget here may be a little tight for that class of property. That's only $325/unit. What if your average turnover is once a year? That # is probably going to account for just turnover, or just repairs/maintenance at best. Unless you're doing some of that labor.

Consider using the delayed financing exemption if you have enough cash or source of cash to purchase outright. Since you're not budgeting any repairs, I'm guessing these are rent ready units. If you're buying them at around 70% of what they'll appraise for that's a good option for a no/low money down deal also.

Thanks for the mention @John Powell. We host a monthly meetup every last Tuesday of the month next one is July 31st. I usually post it here in the events section a couple weeks out or you can like our FB business page on my profile and it'll be there too. We also attend the local REIA - the Professional Investors Guild that is usually the 3rd Tuesday of the month but check their fb page too since it can change
