House Flipping Formula by Justin Williams

Hey all! I had the opportunity today to take the plunge on a program known a the House Flipping Formula by Justin Williams. I asked all the right questions to the marketing advisor and came away with some answers and some questions still. He said I needed to decide today since I had all the info I needed and others would be ready to sign up if I wasn't interested. I was wondering everyone's take on the program, if you are familiar, and any advice on spending the 2k for entry. My main concern, quite frankly, isn't the cost, but rather their inability to predict my market or the lack thereof and how to truly overcome a terrible income disparity where I currently live. We are moving in the spring to Oregon for this very reason and may try and join again once there, due to the increase in valuable real estate and prospects for flips. Any advice is appreciated.

I've been (and still am) in House Flipping Formula (HFF) and some of the other mastermind groups led by Justin Williams and other amazing business owners and investors. I think the content in the actual package is well worth $2k and more. Justin's main thing is he wants everyone to create a business, not a job. So while there are a lot of the nuts and bolts of how to do deals, where his program really shines is his focus on systems. And a huge part of the system is having people work with you. How to hire, who to hire, and the point that if you want a business, that is how you leverage your time. There's an active private FB group and also monthly coaching calls. Even tho I'm part of some of the other "higher level" masterminds I still attend the HFF coaching calls when I can. I always learn something and get a lot out of it.

When I joined HFF they offered a free ticket as part of the package to a live event called Flip Hacking Live in October in San Diego. That event was worth WAY MORE than $2k. Definitely changed the way I see real estate, business and it helped shatter my limiting beliefs at that time. On internet forums you get a lot of negativity unfortunately. That was the first event I went to where everyone was so positive, and they were down to earth, normal people (who also happen to make 6 and 7 figures or more a year in their REI businesses) who just want to help others succeed as well.

It sounds like you didn't appreciate the sales "takeaway". I'm sure they could've improved the way they did it. There you go, one of the things we business owners deal with. We train people, but they aren't perfect. There will be a lot of learning and growing with your team members. I'm sorry you felt pressured... You're supposed to feel some sort of call to action / time limit but it's not supposed to be high pressure. Before being exposed to marketing and sales I sometimes felt like I didn't like the 'tactics'. Now that I have a marketing and sales business where real estate is the hard product, I often appreciate it when other people (yes even telemarketers) put effort into good marketing and sales training for their team members. If one of my sales people didn't use a takeaway at some point in the sales process, that means I didn't provide appropriate training.
