Im thinking of listing it with dream homes Magazine Orange County, but Im sure agents will be the primary contacts regarding the home.

@PhxMike Im looking for a long term rental. The house is near a university, however the city does not allow for subletting so the idea of roommates is out of the question.

Hi Joe, yes, I have all the tools to qualify a tenant, run credit checks and already have the rental agreement. Its going to be listed for 15500 its a 3 story 11000 sq foot home. completely remodeled, beautiful home, but finding a tenant i think will be rather difficult without getting an agent, however Im going to try.

Hi, Im going to have a very large 8bedroom/10 bathroom home for rent. Im trying to figure out how to rent it out without having to pay a real estate agent, not rent to multiple roommates(which the city will not permit anyway, and find someone who can afford to pay for such a home. It this possible and if so, some pointers?

@DaneFenner Thank you! So really I would end up being an owner/landlord? I will look into that, I know condos can be difficult with all the HOA rules but homes can be pretty expensive. In the end when selling though i would probably make more off the multi unit then I would the house right?

I am looking to purchase my first property in a year or so. However I dont know which is better when purchasing. Would it be smarter to wait and save enough to buy a house, or buy a condo (because they are less expensive) and lease it out a few years later and then buy a house?

I agree with Brenda on this one. I have been working for a property management company and everytime our clients purchase new properties, we always send out welcome letters introducing ourselves, and we schedule an appointment to do a walk through and make sure there are no pending issues with maintenece and so on. The estoppel is also a good idea if they dont have a rental agreement with the previous landlord. Tenants will normally respond really well when they are notified. We have had a pretty good experience with the letter and meetings with the occpants. Good luck!
