Wow. Cypress is superbly overpriced, sandwiched between LB/Los Al & Buena Park. Schools are good, area is so small that I wonder if that is nothing, more than a potential appreciation play, eventhough I believe it's already at it's ceiling  ...

I would like to know if there are any true rental analysis platforms, as Rentometer is the only platform I am familiar with, and I don't believe their program is a true analysis of a property, just a general estimate of the area rents. Any and all direction is greatly appreciated.

In contract on my 2nd deal. It's a rehabbed SFH and some of the presented photos (of course) show the highlighted parts of the home, and while it's in satisfactory condition (overall), attic access was unavailable for the inspector (padlocked and painted over).

Though this is my 2nd deal, this represents a red flag (unknown as to what is in there and it's condition, the home is 110 years old) to me and among other smaller issues related to water stains in the unfinished basement (satisfactory) non working sump pump (can be replaced), water heater leaking (agent said will be replaced) , etc .. how should I approach this???

Demand access to the attic?? Can non access break a deal?? Can/Should I request the agent pay for the attic to be inspected since unavailable?? I wouldn't want to get caught up buying this place and there are issues there, not accounted for.

Any and all advice is greatly appreciated.

Be cool my man, don't be an agitator, you don't know who they work for. Corners aren't random, they're blocks that are politicked over much like government, and the rules are the same, just on a much smaller scale. Hard to believe, but it's true, and the rules are simple.

IMO you should have found out what turf you're flipping in & made proper connects to ensure your property is protected. You may have to pay someone "street taxes" for them to move for a period or indefinite amount of time. Calling the police sounds great, but is likely to agitate, especially of they're beat cops who kmow the area and want to go home and not write reports like many do .. placing yourself in harm's way.

@Andrew Webber that surprised me, because I have some accounts there, experience has been good overall so far, yet nothing in the opinion related to a mortgage/property loan, yet.

@Nathan Adams Man, I was shocked to see such a transaction .. in our state nonetheless in a large metro where property goes so quick, hope it works out, sounds like a great situation.
