@Jill F. Exactly. The bill cuts and the month lag provides the time the prev is basically due .. I see credits .. yet my cash ledger in the op is not reflecting the amount of the credit in the balance .. I've run every report imaginable, yet, what I see is what I see .. I was going to end it certainly after that .. because I am losing cash every month. This situation accelerates it and it appears they may realize it as I am seeing 10% maintenance charges for coordination which have never been present.

I tried to make it work, but it's been clunky at best.

@Jill F. I am. It's All County NEO, I've had small ticky tack issues with regard to bad or slow communication here and there, as well as what I believe to be not properly crediting the owners portal with water and sewer reimbursements I pay.

This takes the cake though, COMPLETELY caught off guard here.

Hello. I am a remote owner of a property in Akron, OH.

I have a situation that I was very much in the dark regarding. Tenant has apparently had issues with repairs in the home (unbeknownst to me, as I've authed every repair to come across from PM) and threatened rent escrow as a means to have repairs properly completed (unbeknownst to me, my belief was that they were completed and properly) then followed through a month later ..

What should I expect from such a scenario??? I've not denied a repair request PM has placed forth, and am always timely and specific as I ask lots of questions. I do know the PMs communication about an issue in Oct, I was mad adware of in mid Nov, and I let them know how angry I was about the time lapse.

As I read the certified docs from tenant in my owners portal, apparently fixes for some of the same problems lamented, had not been done properly (unbeknownst to me - garbage disposal replacement is an example, tenant apparently stated it was not done correctly, and requested proper repair, which on my side, I was advised of a new repair request, a leak in the Kitchen sink - I am clearly getting robbed here) .. so what should I do in waiting this out???

I have no doubt many repairs were done, possibly not of the best quality from what I see from what tenant says, and PM leaving me in the dark about it all (I most recently authed a new door to the back of the house before I found all this out).

Since this is a legal scenario, and I am pretty confident about the eventual outcome how should I proceed???

@Tchaka Owen water/trash/sewer (approx 100-110/mo) .. utilities must be in the owner's name, with a distinction of the fact that the property is a rental, so utilities (electric, gas) are paid directly by tenant or they're shut off .. water trash and sewer must be in owner's name and per rental agreement tenant is responsible for as owner pays and tenant is to reimburse via PM

@Justin Polston not reimbursing me for paid utilities for tenant, slack communication (last communication spanned 12 days and then only responded because I copied a bunch of people in the office and noted that it's been 12 days without a response), lots of small assurances that fail to deliver (ie - I was charged errantly for landscaping I never requested, someone likely erred in my file making it recurring, they never reimbursed me, but promised to "take care of it" multiple times).

I am definitely not a high maintenance type, and have been very patient, they seem to be less than attentive.

Good Evening,

On a SFH I have as an out of state owner, I have noticed that PM has not collected utilities from tenant since they've moved in (going on 4 mos now).

I pay from my account on an auto deduction and expect reimbursement .. yet the only item paid has been rent. I recently communicated with them about the issue and they responded, showing the payments (which are mine), and the payments on the ledger show them being deducted .. FROM RENT!

I explained this nonsense in detail as to what the tenant is paying, and how the books appear in relation to that. I stated, either the rent is being paid and the utilities aren't, or the utilities are, and the rent has never been paid in full.

They didn't respond to the most recent email as it contained details as to how this accounting is being broken down via PDF, and tenant has only paid rent amount every month, and PM is not reimbursing me for prepaid utilities.

How should I handle this?? I want to fire them immediately, yet I have no idea if this constitutes a breach in the landlord broker agreement on their behalf.

Plus, I cannot self manage with the distance.

I am in California, the property is in Ohio. If I were required to give 30 days as contract states, I'd wonder if it's feasible to wait to month 7, even at this pattern, that way I will not be on the hook for any fees in breaking the agreement, if that's the case (bound by the agreement, even if not collecting utilities to reimburse to me).

They've had some other mild gaffes (communication, errant charge for landscaping I never authorized, never reimbursed me the small charge, large lapses in communication response - most recent was 12 days, and they only responded when I mentioned this fact) ... many things are gradually adding up and overall it doesn't look too good on their end.

Any suggestions as to how to go about this???

I recently entered into a contract with a roofer through my PM company and I have some concerns. I have yet to receive the contract (received the estimate) for which Ij paid half ($4500) to start the job, though I have asked the PM for it on many occasions. Roofer started teardown and tells PM that they were unaware that there were 4 levels (2 shingle, 2 wood), and PM states that roofer explains there will be an increased cost.

I advise that I had a roofer who gave an estimate just two mos ago and could tell there were 4 without a teardown (emailed them the estimate showing this) .. Roofer was supposed to call me to talk about the specifics, yet has not called me (to this point).

How should I approach this?? He already has gotten half the job out of me and started, yet I am unsure what I can do with respect to this price gouge??

(1040 sq ft shingle roof, ranch style home in Akron, OH)

I am an out of state investor who is looking for a reliable roofer, with good and timely communication for a project on my SFH. This is for a project to be completed by month's end (replacement).
