Hey everyone! I'm an agent in Spring Hill and pretty active here on the website with making new connections and learning all I can.  I know Nashville is HOT and SATURATED.  Same thing will all of the surrounding areas, but I'm curious what the general consensus is on Columbia, TN.  There is a decent amount of industry, GM plant, Community college, etc.  Lots of C- to B+ level residential and is currently VERY cheap to buy down here.  I have found a lot of absentee owner properties using Yellow Letters and a few of them have a lot of potential.

From an investors standpoint, how interested would you be in Columbia and Williamson/Maury Co. as a whole?  What are your concerns and interests with it?

I will be moving into what is essentially a duplex next week. My question is, how do I calculate this ROI considering the tenant will be paying the mortgage payment plus some? It seems the Rental Calc and the BRRR Calc are close, but not perfect.

How do you do it?

It all depends on what you're looking for with your cash flow deals. Nashville is super hot and very saturated with investors. Clarksville has some of the cheapest properties in TN and there's going to be a reason for that. It doesn't attract the same type of people as Nashville and there are a lot of foreclosures because of Ft Campbell. I'm not sure of youre thoughts on it, but South and East of Nashville have a lot of potential too

I just did some Driving for Dollars today in Columbia and found soooooo many abandoned homes. The only thing is I dont know what would be best for them... Fix and Flip? BRRR? Bulldoze? I'm not quit sure. Spring Hill is super hot, as is Thompsons Station. Franklin is very expensive. a full guy job on a 1000 sq ft home will still be 200k to start from scratch.

I know there is a monthly meetup that @Matthew Anderson has headed up before.  I've been on the Email list, but my schedule has never allowed for it.  I also just posted about a possible meetup in Southern TN for investors/builders/agents between Brentwood and Columbia.  I think this would be helpful because the markets are so different from Nashville.  Let me know if you're interested.

Hey guys!  I've been looped in to all of our Nashville Meetup groups and I love the idea of surrounding myself with like minded investors; however, living an hour South of Nashville makes it difficult to make the meetups every month.  I am curious how many active BPers would be interested in a meetup closer to Spring Hill or Franklin.  I've talked with wholesalers and contractors between Franklin and Lewisburg who showed interest, but I want to get a headcount to see if the organization would be worth it.  As most of you know, the Nashville market is wildly different than southern TN, so this would give a different perspective on different deals.

What are your thoughts?
