I'm an agent in Nashville for KW and it was the right choice for me.  You have the freedom to chose any broker you like and they are all slightly different depending on their commission splits, education, incentive structures, etc.  I interviewed 4-5 brokers (Crye Leike, Hometown, Exit, and a few others I don't remember now) and KW was the one that was the best for me.   I have no allegiance to any specific brand, so I would suggested interviewing and see who is best for your goals.

Typically, KW is known for being the most New Agent-Friendly.  Lots of education, classes, mentor programs, etc.  They have low monthly fees, but also low commission splits.

Hey everyone! I'm currently doing a live-in flip on a home south of Nashville in Spring Hill that has a few quirks.  This was originally a barn built in the 1940 that was converted into a home in 1996 by a non-licensed handyman.  Overall, he did a good job, but there are issues that will show up on an inspection that aren't necessarily liabilities.  Grading slopes toward the house, all plumbing is glued together, breaker box has double tapped wires, drywall is shotty, septic didn't perk but he put one in anyway, etc...

My question is this:  With a home like this that could sell quickly once I make a few more repairs, would it be better to sell it outright or hang onto it for a long term rental?  My end goal is centered around buy-and-hold, but I'm afraid this one may be a long term liability.  Has anyone been in a situation like this and what did you do?

For perspective, this home was valued at $40,000 when I bought it last month and I feel I can resell for $100,000 right now easily.  In contrast, I posted it on Craigslist and had people lined up to rent it at $1,000/mo.

if you know your desire and oath already, it's could be a good idea to find someone who is doing that line of investing. There are so many different way that I haven't met anyone that does it all. There's Landlording and flipping, land developers, new construction, finding properties to turn from single family to multi family, etc...

What I would recommend (and like to do myself) is really meet with a Titan from all different backgrounds of investing and see which path works best for you and your situation.

I drove the streets around Trinity Lane and it could be the next place to gentrify. There are already some new 500k constructions going up on good lots that overlook the city. But that area would still concern me a little bit because most of it seems to be C- properties.

I've met some great people on here and have had some lasting connections that help a lot.  I'm not familiar with Dickson much, or even Nashville compared to most people, but Columbia/Spring Hill I know like the back of my hand.
