Hey William, I live in Spring Hill and do most of my work between Franklin and Columbia.  There is an investors meet up in Columbia with about 20 guys already going on.  I think its once a month, but I'll verify.

Hey Andrew, if you decide to explore a little farther South into the Franklin area, let me know and we can meet up.  Nashville has a lot of great Realtors and a very active BP community.  I live and work down South and love it down here.  Lots of house hacking opportunities and nice towns.

Hey Chris, welcome to BP! If you're up for buying south of Nashville we can meet up. I do all of my investing between Franklin and Columbia mostly. Nashville is a whole different beast and there are a lot of people on BP who work in Nashville metro specifically. The Nashville core is very competitive for finding good deals, however, if you're going to owner-occupy then you can be more lenient than simply looking at the numbers and ROI. @Benny Gelbendorf  Franklin is a wonderful place to live, but a tough place to Invest.  There are suburbs that make a lot more sense for investing.  Not much in Franklin will rent for 1% of its cost, but there are high end flip opportunities.  These probably start at 300k.  Places like Columbia and Dickson make much more sense for Buy and Hold

Hey Brian, welcome to BP.  Nashville is definitely a hot market and turnkey can be viable, but expect much lower returns with using a turnkey company.  Metro Nashville has exploded in the past 10 years but still has some pockets that are gentrifying.  If you have any interest looking south of Nashville in Franklin or Columbia, I'd be happy to help as this is my hometown.  Much different market than Nashville is.
