ex tenants have already demonstrated lack of concern.  If you own the property then notify local law enforcement.  They will run the vehicle tag/vin and issue an order of compliance and maybe even have it towed for you.  Presently, the vehicle is abandoned property.  

probate list with no executor info = useless list.  Might as well be the obituary column.  Find a new source, buying that info is throwing away cash $!  

Go to the clerk,  make the purchase yourself,  ask the clerk everything about the paperwork until you know as much as they do ... then source THAT out.

Hi Carmen, why would you "lose this deal"? With who would you make a contract with if not a PR of the estate? If the family is strapped for cash and ready for a sale an appointed PR is what you're waiting for! 

Maybe your friend can provide an introduction for your services. Talk to the family then sign contact once they have legal disposition of it!

Derrion, the heirs may be able to be found from a public records search at the court house.  Where I live,  I can look up the heirs via electronic document using a public database search through a government computer which allows for public use.  The executors can be found on the courthouse probate listings.  Just as important to find are the heirs.... they, if any, can be found either thru the executor or public search of decedent's will, if listed.

Hi Rae!  One of my Realtors does multifamily investing and I've done buy and hold.  We're located in Norfolk.  His life brings me the greatest amusement, he does deals when he wants to and his bills are paid by those who fill up his homes.  He's house hacking one of them.  So it seems like you have some friends here when you return!  Plenty of people to shadow and learn from.  Have fun in Morocco!  See you this summer when you hit the floor running!
