I've seen lower. haha.

Would you rather have a 4 cap property that nets you $1000 a month or a 10 cap property that nets you $700 a month? Cap rates aren't important when you are comparing apples and oranges. But if you are set on higher cap rates look east or out of state.

I believe it also needs to be the same time as well. Meaning your SDIRA can not invest if you are personally already invested in the syndication. Check with a CPA though.

Looking for a good general or sub (licensed) to do two new roofs, concrete wall+fence, and a replacement front porch.

Post: HELOC called due before draw period ends

Shopping for a HELOC. A couple quick questions.

Any reason, other than a due-on-sale or non-paying borrower, why a lender would call a HELOC due before the end of the draw period? Can they for any reason at any time?

If so, how common is that? Has this happened to anyone here on BP?

Looking to BRRRR, but don't want to be caught of guard mid-BRRRR.

@Euan Arcia Thanks! Follow up question. So when you bought the property originally were you also able to save 2.5% representing yourself as the "buyer" since you're licensed or did the original listing agent get the full 5%?

Equity means nothing if it just sits there not leveraged. The only way it's "worth" anything is if you cash it out or leverage it. That being said you turned 25k into 300k.  How many years would it take you to do that buying just for cashflow per door? You can now 1031 and use that 300k as a DP on a 1.2m property and get in a higher property class. Choosing  the right location is the challenging part.

10k repairs for a 170k increase in value? This is either seriously underpriced to create a bidding war or your ARV estimate isn't right. This crushes the 70% "rule" which is a unicorn in costal CA.

Why not just a simple JV partnership? Just figure out who gets paid what, even if you aren't bringing capital, you can bring another skill (sounds like management and finding deals). Your partners bring the capital and sit back and let you do all the work :)

Figure out equity or interest payouts that work for you and each of your partners.
