What are the seller's monthly payments like? What is a fair market rent in that area? Is the property in good condition? This could be a potential sub2 deal here.

 You can just ask the seller, but typically the contracts last about a year (don't take my word for it, it's just from experience). You could still sign a contract if they are in a non-exclusive agreement, but people usually declare this as immoral and I can see why.

Have you tried asking the buyers why they didn't take the offer? Did they attempt to counter offer you at all? 

I agree with everybody else, $3k is definitely only enough to get a fresh coat of paint and finishing the floors/carpets.

It's generally a good rule of thumb to mail the list about 6 times before moving onto a new one. It's also important to establish a system for following up with leads and building relationships.

Put yourself in their shoes. What would make you excited to see your name and want to sell/buy with you? That might be a good jumping point for some ideas.

I used to play that religiously, not so much nowadays though. Right now I'm an L6, might get back into it.

I would say look out for local REIAs in your area and attend them (some are free, some are not). 

I know BP also has a members near me section, try hitting that up and connecting with those people. 

One word of caution, be very wary of people who use the words "little effort" or "easy" in conjunction with real estate.

Well it depends on where you work. If it's an office like setting go with business casual. If it's law firm or something to that effect go with business formal. If it's a manual labor job wear work casual.
