I agree with Todd, use separate Purchase Agreements for each house.

Thanks guys, I really appreciate the input! Going to double my efforts on finding a job.

What do you guys think would be a reasonable marketing budget? Also, would it cost a lot more to outsource the letters or should I just handwrite all of them?

@Joe Fairless Yeah that's where I've been working in for a few months. I'm not really that far upstate, only about half an hour from the city. I have tried to find people before, but it was hard and I even noticed that there isn't much investor activity up here (after pulling cash reports and marketing research), which is understandable because in my town the average 3/2 is $650,000. I've attended local REIAs as well, but a lot of those people were working in NJ.

My goal with wholesaling is to make enough capital to live off of until I can grow into buy/flip or buy/hold. I've loved real estate ever since I read about it. The problem was I wasn't able to go to college for long because I am, as well as my family, aren't doing well financially and fall into a gray area where financial aid can't be received. I appreciate your input though. Where do you do business?

@Tyler H. I totally agree with you, the only thing was that my first list I purchased (about 1,000) names were accidentally people who bought properties in the last three months instead of typical absentee owner. I had ended up mailing to my potential cash buyers by accident. My eagerness totally killed me there. The other 1,000 was in an area where there wasn't much activity, once again a product of my inability to do research.

Hey guys, name is Jonathan Quintanilla, it's awesome to meet you guys, you all seem super friendly!

I live in Hastings-on-Hudson and started (or tried to) wholesaling around 2 years ago because I knew I wanted to get into real estate but did not have the capital required to invest the way I wanted to. I have been through hell and back three times over on this journey, I mean, I still haven't even done my first deal yet! However, after writing nearly 3000 handwritten letters, my faith and persistence remain unwavering. The reason is that I had no mentor and incidentally attempted to wholesale in my area where there is no activity, so I chalk it up to a severe learning experience, haha.

Currently I am working in the Tarrant County market with a business partner of mine (I do most of the stuff virtually and he goes on the appointments/takes the pictures for me). I was only able to sent out 1 mailing campaign so far and found that I was supposed to be consistently marketing to one mailing list and not continuously buying new lists (what a HUGE oversight haha)!!

My ultimate goal, in real estate, is to own apartment buildings! I've always wanted to experience the purchasing/cash flow of an apartment building. I also wanted to get into rehabbing houses, but I'm still learning in that area.

Hey guys, sorry if this has been asked before, but I've come through some hard times and spent a lot of money on different direct mail marketing campaigns with no success. Just recently I read about being consistent in mailing (mailing the same list about 6 times before moving on), which I didn't know about (such a costly mistake...). On top of that, I lost my job so I don't really have any flowing income at the moment.

So right now, I have an absentee owner list of 1,000 names (zip code specific) and have enough resources for one of the two options:

  • Mail 100 names 6 times
  • Mail 600 names 1 time

Based off of what I read about consistency, I would assume the first option to be the best option (until I can find a new job). Which one do you think would be better? I really don't want to lose my momentum.

Also, side note, if you mail to another state, would it be better to have a local number for that area or is it okay to keep the number in the state I live in?
