Looking to buy a property in Mississippi but we are a bit cautious about pulling the trigger. We need some input. Price of condo 219k 21k yearly rentals revenue Hoa 400 monthly Maint 1200-1500 yearly Insurance 600 monthly Does anyone have good experience in this market? And by this property is facing the beach.

Great feedback all. It seems that perhaps in have been lead down the wrong road as I was told the 90 day rule applies to conventional loans.

Does option # 2 apply to customers buying a property using conventional?  I am told the rule has now been modified and conventional loans are now part of this guidelines.  Is this true?

good evening everyone. I have a question regarding this 90 day flip rule that is currently preventing any flipper from selling a property 90 days after the deed transfer. Is this something that currently has no strong way of getting around? We sold properties last year without having any issues but it seems like in 2017,  we are beginning to hit some roadblocks. I just cannot believe that if we buy a property and went to flip it in under 90 days that it should be this difficult to actually make this happen. I understand as a rule does not allow you to sell this property to anyone who is obtaining FH a financing or conventional financing. Can someone shed some light on this rule?

I was under the impression that you could not use hard money to buy a property on auction.com. How does this process work with hard money lenders?

Good morning everyone. I have a question regarding buying a property that is currently in the foreclosure or better yet a property that is in the pre-foreclosure status. I have been told in the past that if you find a property in either of these status, you can buy them prior to the actual auction day. Is this true?

Good morning everyone. I have a question regarding buying a property that is currently in foreclosure or better yet a property that is in the pre-foreclosure status. I have been told in the past that if you find a property sometime she can buy them from the owners directly before they hit auction. Some of the properties that I am look at that today are already in auction status meeting a date has been set but not all properties are set up that way today. Can I buy a property directly from the owner prior to hitting auction or am I already behind the ball?

Do you keep all of properties in a portfolio type loan?
