Hi

I am wondering do HML fund entry cost on Subject to Deal. I am checking couple of Subject To Deals in DFW, Texas. The entry fee ranges fr 10-20% of purchase price of the property, and I will be taking over someones loan ( not assuming) just paying mortgage on their behalf along with right paperwork.

How do I fund deals meaning 100% of the entry cost usually 30-70k using PML( interest only loan) and i don't have to put my own money down as well as the subject property might not cash flow positively. Could anyone suggest me how to obtain HML in such case other than having family & friends fund for it.

I am looking for real estate agent who has experience helping people to buy REO properties around DFW, Texas.

I am not sure how to system works as I check on Hudhomes websites I have to pay to check and on some of the website I am confused how to find properties.

I am trying to look into the avenue to buy, fix and rent such properties and later refinance.

Hey since you’re from Clevland my brother was trying to buy a place also maybe find a right property manager and in case if the house need fix need right contractor. Do you have referral there? He’s in his final years of residency in Fairview Hospital.

@Kristi K. Did you buy on auctions without inspection? How do I buy those kind kd property? Also, does it require cash to close or can be done through loan too?

@Bruce Woodruff. The profit is on the cleaning fee than anything, which is why they have huge daily cleaning fees. Mind you when people do Air B&B, speaking for myself has always left the spot clean and as it was in condition.
