HML Needed for Entry Cost on Subject To deals

Hi

I am wondering do HML fund entry cost on Subject to Deal. I am checking couple of Subject To Deals in DFW, Texas. The entry fee ranges fr 10-20% of purchase price of the property, and I will be taking over someones loan ( not assuming) just paying mortgage on their behalf along with right paperwork.

How do I fund deals meaning 100% of the entry cost usually 30-70k using PML( interest only loan) and i don't have to put my own money down as well as the subject property might not cash flow positively. Could anyone suggest me how to obtain HML in such case other than having family & friends fund for it.
