Hello,

Anyone who has experience in renting out 1bed 1bath condo in zip code: 75038, Irving Texas to travel nurses or doing Air B&B. It’s near DFW airport and 7/10mins away from Baylor Scott White Hospital of Irving. Looking for suggestions how to find travel nurses, i am checking on furnished finder and some facebook groups i don’t see much demand like downton dallas. So, trying to get some suggestions to find travel nurses, i’ll be calling hospital HR tomorrow, however if there’s other tips & tricks, suggest me.

Trying to get the best return on investment and maximize profit. I like the idea of renting to nurses than long term tenant because of wear and tear issues. As it has is cons too of finding nurses.

Hi John, do you do foreclosure deals around DFW? I would like to check it out. Also, all foreclosures cannot be inspected, I read some can be inspected, however, if it; 's a cosmetic problem I have no problem buying it in, as I am looking to invest in the DFW market at the moment.

Good Afternoon,

I have a two story 3bed 2bath 1962 built house under contract for 295k in Irving, Tx. The house needs significant work i.e.

Foundation is off by 5 inches,

Replace whole plumbling & redo bathrooms,

Leak on roof,

Put a new HVAC,

Turn a room into a bedroom.

My question that's a lot of capex so, the price of the house is below market value and we are buying as is, however after we did inspection it's a lot of big ticket items that's required to be fixed and need to put alot of significant work and money. How do I know ARV & run comps myself? Do realtor give estimate off certain website?

Note: Foundation company quoted me 33k to fix the issue.

Thank you for the explanation. the cash we have access to is to be used to rehab to fix it to flip. Once we scale we will do HML too. I am very new so trying to do one at a time.

Property needs TLC and some foundation work, will check that loan too. As i am rookie ans new to all this, trying to get into the game it’s kinda tough. Hopefully, we can figure it out. For rehab we have managed cash it’s not a problem, as we have access to fund we are worried about down payment only.

My partner has credit 780 and have about together 30/40k on bank together, so we are worried if we have to put 20% down we don’t have funds in bank but have cash as well as family friend willing to loan us so.

I will have a partner so we are two people trying to start. I have cash saved up for myself but a family friend of our is willing to give/ loan money for certain period time for zero interest so we could start.

@Dave Skow thank you. I looked into property today, needs rehab as well as how to obtan dscr loan. And does down payment need to come from buyer account or can come from friends and family account too?
