However I have seen properties owned by LLC's and the property just sits there for months to years at a time and if their willing to sell to an investor vs rehabbing the properties themselves I would like to jump on the opportunity asap.

Thanks again.

Absolutely. Those LLC's may just be holding the properties to sell to investors or waiting for the values to rise then rehab them or sell them again. Either way they want to sell those properties. I suggest you reach out to them and also reach out to FSBO's because that is how you will get the best deals.

Most people who buy properties with the intentions to flip purchase them under the LLC. I would say you should wholesale some deals to make more money then start flipping homes with the income you made from the wholesale deals.

My W-2 job had me working 60-80 hrs/wk and I already had a two year old to chase around in my "free" time. I'm so glad I didn't let these excuses stop me from continuing to educate myself on REI, analyzing deals and finally pulling the trigger because today my son turns one month old AND I just got the keys to my first property!

The property is set of fully occupied duplexes located in Abilene, TX. Each unit is a 2bd/1ba. I'm thrilled to have my first deal under my belt!

Congratulations. That is fantastic news. I wish you continued success.

Go to networking events and meet people that do business in that area. Real Estate is all about who you know and the faster you make these connections the better off you are. Also remember to smile and never judge someone fully based on their appearance because you never know who you'll meet.
