Thats a great question. I was in a similar position just a bit older and I got my RE license to learn the business before investing. Its slower than jumping right in but you may see that its worth it this way.

The resale value is $125,000 and the home can rent for $700/ month. Take a look at this property attached below. It is a 2/1 in 30032 Decatur. I recommend keeping this at a 2/1 and opening the kitchen up to the living room. With minimal work this can be a quick and very profitable flip. Contractors bid attached below.

ARV: $125,000

Investor Price: $47,900

Rehab Cost: $29,100 (With contractors Bid)

Gross Profit: $48,000

Also I have another contractor's bid to make this a 3/2 bumping up the ARV.

 I think Decatur is a great place to invest. There are many SF homes that can be flipped for quick profits and another MF homes that can be rented out. There are less MF however to be picked up.
