Hi Nedje,

Your questions are valid, I'm not sure on no. 1, but there are plenty of places to look here on BP, but it raises the question of saving their credit and working with the bank to approve short sales, etc.

Buy and hold is definitely a long term strategy. You would want to refinance your cash position over time so your tenants pay off the loan and now you have freed up your cash to move on to the next deal. Remember,  the idea is to use OPM.  At least, that would be my strategy going forward. Everyone has different  views on the subject. 

As far as the podcast... My thoughts were that you wanted out of your leased apartment and into a home sorry for the confusion.

Welcome aboard... Henry!! Good Luck in what ever you decide to do. However, jumping into a rehab without having the knowledge and expertise is a dangerous game. You are in the right place though. Make sure you learn and do your due diligence. There is a boat load of information here and whenever you have a question someone is usually available to help or guide you in the right direction.
