Hi Robert and Welcome to BP... Actually, single family properties may not be in a multi-family zoning and would require some type variance in order to consider it a multi-family. Though possible it can be very costly and time consuming and not guaranteed. You may come across some mother daughter type houses that can be legally turned into multi or may already be zoned that way. But your best bet would be to find something already zoned for multi family. Now don't get me wrong anything can be done, but if your just starting out I would look for a property already zoned that way.  House hacking is good way to start. My son is actually looking to the same, so good luck and if i come across anything I'll let you know

I'm in the process of looking over a deal in Morris County NJ.

It is a 4 bed and 2 bath. Good schools in Morris county and less than 1/4 mile to a train station in Towaco/Montville.

The seller is offering 50% financing

Details below...

ARV: $460-470K 2800 Sqft.

Repairs: Roof, Painting, remodeling of bathrooms and kitchen 35-45K

Selling Price $310K

Seller Financing $150K No interest 12 months Term: 10 years at 6%

Cash 150K

Taxes: $7800/yr

I'm looking to wholesale it at the $310K price

Let me know if looks like a good deal?
