@Rashida Bailey getting leads is the hardest thing to do in real estate or any other industry. The key is to learn how to get in front of leads the smart way by marketing to the masses. What you need to do starting Monday morning is to call every real estate ad in the local paper and network. This is just the beginning but you have to start somewhere. 

P.S. You need a website also if you don't have one it makes life so much easier.  

@Jason Brown to be honest there is no wrong time to send out direct mail. What's important is the message in the piece of mail. The goal is to educate and get people to respond and take action. Focus on the message and watch how the response rate rise. I talk more about this in the guide I wrote called "Real Estate Postcards? Complete Guide to Increase Your Response Rate by 50%" Just google it

@Account Closed Facebook ads are powerful and you can easily target anyone. I've used it for my and my clients, and the results "if done right" can bring in tons of quality leads. Go for it

@Corbin Wafford Many local cities have a database that you can access for a fee. I use to be part of our local courthouse site, but today I focus on other avenues. Check your local courthouse website, and you should find the info you need. 

@Carl M. Use "Canva" its the best free logo builder online and more. Just Google it. Thank me later

@Shawn C. I will say you can't come off being pushy because that will turn people off. You have to understand people love their property and for whatever reason, they don't really want to sell it. My letters should be in the helping form versus thief in the night form. If you're willing to help educate them then getting that property in your portfolio will be a lot easier. 

Good Idea @Matt L. I will save you a lot of time, and headache. After this then go over to your autoresponder and enter each one, which still can be uploaded by a spreadsheet. Get them on your list and market to them in a smart way. 

@James McCray I hate to tell you this but realtors are not the route to go to find wholesale deals lol. The truth is that if that realtor is working with another trusted investor then that property is gone before it even hit the market. 

I have never used Listsource myself but I've heard good things about it. The key is to educate the leads you target to get a higher response rate. Good Luck Bro

Like the letter a lot @Keawe Enos because it's direct and to the point. Even like the last P.S. part..that will really get them to think about calling. 

Overall it's good bro, and if I can add something I will say insert your website on there so they can get a front row seat on who you are and what you do. Beleive me you will get more leads to call, and not only that it will save you a lot of time from tire kickers. "BELIEVE ME"

The website should answer all questions, and once they call you its all about seeing the property and closing deals.
