So I have come into some money and trying to figure out how to make it work for me. I just bought a house in Utah using my VA loan for my family to live in, have another 10 months before I can move out and house hack. I have about 50k to put towards an investment but most of the properties in Utah are crazy expensive. I have looked at out of state and am not opposed to it but I just want to make sure my money is put to good use.

Any investor friendly agents or wholesalers around the Memphis area

Can anyone tell me what the market is like is Memphis, specifically midtown, Germantown, Cordova, and east Memphis? Looking to try and out of state buy and hold or flip

Guess I should have added a little more info. The last time I took a loan out like this I used it to  brrrr so the loan was paid back within a couple months.

Just wanted to get some ideas from people; so utilizing the "other people's money" technique I applied for a 30k loan and was approved at 8.99 apr. I have done this last year where I was lucky enough to score a townhouse that was in foreclosure but nothing of value is on the MLS in Tucson. So basically just wondering how I should make this money work for me and if not just leave it alone( I have not accepted the loan yet). Was really looking forward to fix and flip but I think I need more cash to make that happen but who knows I'm a newbie.

Is there a nice way of saying that I don't want a fixed up one; basically I want a fixer upper

So I am kind of looking for my next investment. To be more specific looking for another townhouse close to my other one. I was thinking of putting out bandit signs to see if I can score one for as cheap as I found the last (got lucky and saw a listing). My realtor also suggested I put out mailers which would cost me a lot more however, I do not want to deal with the angry calls that I might get from them but I also do not want to miss out. Thoughts?

@Scott Autenreith what part of Tucson is this property located? I have been trying to find a nice SFH for a long while. Tired of watching need to start doing

@Avi Garg congrats on the purchase. How did you find the property? I have been thinking about going outside of my area to find something under 30k.
