Very good points. Would argue that #10 may be the most important. A good agent should be able to help clients avoid most of those other issues.

My very first deal I tried rehabbing a 100 year old house, 2,500 miles away. I thought I had a phenomenal contractor and team… I soon learned the hard way. I had to fire contractors, got ripped off, and had some serious stress and anxiety along the way. I had no idea how to get it done and I wanted to quit and never get back into real estate! I ended up pushing through, flew out to the city and “interviewed” multiple contractors in person. I found an amazing contractor that helped get the budget and project back in line and is working to help scale my portfolio. Huge learning experience but in hindsight, I’m grateful for it. 

It doesn’t always go as expected and I realize all our situations are different.. It may or may not be what you should do. What I will suggest is this: don’t give up after this project, however it turns out. Keep your chin up, remember the lessons you’re learning and do better next time. You got this!

I'm seriously considering a career change from federal law enforcement to commercial real estate as an agent in Salt Lake City. Any advice or any CRE agents willing to connect?

I understand that the first year (and possibly longer) is tough. I’m prepared financially to weather that storm. Tough decision and want to gather as much information as possible. Thanks!

Does anybody have experience with the eviction process, in general, in San Diego County? I would love to connect. 

I'm trying to figure out what a hypothetical timeline would be from start to finish. Looking at a flip deal from a wholesaler. The tenants have been a problem for the current property owner and need to be evicted.

For the 3-4 units, you'll have to consider if it will pass the FHA self sufficiency rule. With OC prices and a low down payment, it can be a difficult hurdle. I'd recommend talking with your lender about it early so you'll know what price range you'll have to stay within, given the market rents and your down payment.

For 2 units and below, you don't have to worry about that rule. If you could go that route, maybe rent by the room like @Nicholas Coulter suggested, I think that would be a great route. 

It's been great for me, so far. I used it to purchase my first deal. I'll continue working and improving once I get the rehab and refi done.. I guess that will be the true test to how accurate it was.

I am in the process of renting a studio unit on furnished finder. I'm in Southern California (Orange County) and I just showed the unit to a prospective tenant. He  (the prospective tenant) said he would be living alone but he also brought a coworker to look at the unit with him. I'm skeptical that the coworker might be more than just a coworker and that she may be looking to move in as well. She mentioned she lived near by and would stop by occasionally to hang out, but wouldn't be moving in.

I'm going to send him (the guy wanting to rent the unit) my application and I'm wondering how you would go about the coworker situation? The unit can allow for two people but I obviously want to make sure I have her fill out the application and do my due-diligence if she's planning on moving in.
