@Bradley Padula the appraisal that I received when I bought the house (two months ago), they looked at the most recent duplexes sold in the area. Because they were all sold over a year ago, I don’t think they give a man accurate price range for the current market.

@Tyler Bains Also, 2/1 is around 700 sq. ft. and 3/2 is around 1200 sq. ft. 

@Bradley Padula I've tried this, however, the most recent duplex sold in the area is around a year and a half ago. Hard to find accurate comps when it's only SFHs that are sold in the area. 3/2 SFH with similar square footage are selling for 125k-130k from what I'm seeing.

@Tyler Bains pictures that I posted above are my recently redone 2/1 unit.  The 3/2 is very similar, just has carpet throughout (has a long term tenant in place, but I will replace carpet with LVP when tenant moves out.  It's very well kept).

Need help with comps!

Looking to possibly do a cash out refi on my duplex in the near future. I had a trusted realtor run comps and I’m thinking I could possibly get an appraisal for 125k. Could I get a few more eyes on this?

I bought the property for 90k, but rehabbed the 2/1 side with new LVP, paint, etc. It has a roof that’s only a few years old, overall has solid upgrades. 3/2 side is in good condition, may just need paint a possible flooring (tenant has lived there five years, kept it in good condition).
