Need help with comps!

Looking to possibly do a cash out refi on my duplex in the near future. I had a trusted realtor run comps and I’m thinking I could possibly get an appraisal for 125k. Could I get a few more eyes on this?

I bought the property for 90k, but rehabbed the 2/1 side with new LVP, paint, etc. It has a roof that’s only a few years old, overall has solid upgrades. 3/2 side is in good condition, may just need paint a possible flooring (tenant has lived there five years, kept it in good condition).
