So I'm currently working on getting an additional rental. I've been having the worst time with the sellers as of late. Most recent seller is refusing to turn on the water for any reason so unfortunatly a big part of the inspection will be missing. Curious if anybody has any personal experience with closing on a property without knowing the water situation. (Property is currently vacant and winterized)

No need to wait as long as you find the deal you want. Everyone continues to talk about the market crashing but who truely knows if and when that would affect your area. Best of luck!

I'm looking for ALL pros and cons of doing a cash out refi to get an additional investment property! I haven't personally done this yet but have a rental just sitting with some equity and looking to make the money work with a new buy and hold. Any personal experiences would be greatly appreciated!

My answer at this point in time is single family homes.

1. Easy entry IMO

2. More supply in the market.

3. Having the choice on managing the properties myself or having the option of hiring out.

As time goes by my goal is to get into large multi family but everybodies answer will be different based on where they are in their lives. Good question and best of luck!

It's very interesting that they decided to disregard your request on YOUR property. I would look into a new PM company and possibly legal action based on the lost income. Best of luck!

The Dave Ramsey method would have you buy any investment with all cash. That would tie most investors up with moving all capital into 1 property when you can split your funds into multiple investments which of course will create multiple streams of income! I enjoy Dave but IMO his no debt strategy works in nearly everything except real estate investing. Just my opinion of course! Best of luck!

Sounds as though you can find a much more "qualified" tenant which shouldn't have to be explained in depth with the tenants that you will be denying. You shouldn't have to think of a talk off for selecting a tenant that you feel will be better off in YOUR property. Best of luck!

Really depends on how long you would save for the investment property(s). Regardless the cashflow from investments helping pay down any debt is an amazing thing to have. I would likely lean towards getting an additional rental! Never hurts to pay down debt either! Best of luck!
