Sometimes it's worth spending on some upgrades if you think you have a good long term tenant. I'm not sure how the rental market is in your area but I do think it's a good idea to extend the lease if you do in fact upgrade the fence. Best of luck!

As mentioned in the previous replies plumbing issues can happen in ANY house. Newly built or 100 years old. The biggest difference with older homes is the type of materials that may not be as sufficient as the materials being placed in homes today!

Super easy! I would just reference the lease that they will be maintaining the grounds, if they want sod bad enough let them pay for it. Or even the fact that your area has had alot of rain and HER dog probably isnt making the situation any better. Nothing from what you described sounds like you have any obligation to provide sod. I would be hesitant depositing that check. If this is a scam you could be at risk of losing your current banking relationship. Seems a little strange to be honest and generally it's a much better idea to screen the tenant before accepting them. Never met the tenant before, lives in a different state, and mails a large check... something doesnt add up here. Hopefully all works out, best of luck!

Turn key vs. fixer upper

It all depends on what you are trying to accomplish along with how comfortable you are with DYI projects. You can save a lot of money by doing the work yourself compared to hiring a contractor but at the same point you want to make sure it is legitimate. You obviously will get better deals with fixer uppers but expect to put in some sweat equity whereas turn key will generally save you time + energy. Get your feet wet in your area to be able to learn from experiences at an easier pace especially if you are the one managing it. My realtor mentioned this option as a backup plan. Have you experienced any unexpected issues after closing on a property and only doing a pressure test? @Mike Cumbie
