@Matthew Flores welcome to BP!  Seems like you are very motivated, which is great!  As @Rosston Smith said, W2 income is important when looking for money.  Most banks/lenders will want to see both W2 income and tax returns.  If you are able to find great deals, you might be able to structure some type of joint venture arrangement which could result in less cash needed by you.  There are lots of creative ways to structure deals, and BP is a great resource for learning and connecting with other investors.

@Adiel Arvizu welcome! I wasn't able to download your goals, so I'm not sure what you're REI goals are. I agree with your reason for most people not pulling the trigger - fear. A lot of newbies get caught up in analysis paralysis. Education is great, and very necessary, but the best way to learn is by doing.

Welcome to bp, @Liz Gagne - I would check out Northern NJ for multi-family properties.  It would be an easy commute for you from Manhattan to check on the properties, and the cost is much lower than Manhattan.

@Kyle Debiase welcome to BP.  Based on the numbers you provided, this looks like a pretty solid deal with the potential to cash flow well.  What kind of cosmetic work is needed for the $10k?  Also, what are other condos in the area selling for?  Where in NJ is the property located?

@Justin Smith welcome!  You have already taken a great step by joining the BP community, and you will learn a lot just by reading the forums.  As others have suggested, reading as much as you possibly can and then applying that knowledge is key.  I would also suggest trying to find an experienced investor who might be willing to mentor you.  Being in the mortgage industry should also teach you a lot of valuable lessons that you can apply to your own investing down the road.  PM me if you have any specific questions or want to chat.
