Thaddeus Ramirez I think your decision should really be driven by your long-term REI goals. Are you looking to build an income stream through a buy-and-hold portfolio? If so, as mentioned in the previous post, you need to analyze the property from that standpoint and determine what your monthly cash flow would be. Then you need to find a lender willing to refinance the property based on the new appraisal. If buy-and-holds is not your strategy, it could make more sense to sell the property and do another flip.

Welcome Courtney Redfern to BP! Montclair is a great market, especially for flipping. As mentioned, the taxes can make it difficult to find rental properties with a good cash flow, especially on SFR. You could consider expanding your search to areas outside of Essex County. Some areas in other parts of NJ might fit your REI goals better. Feel free to reach out, we work all over NJ.

Danielle Hanson Another vote for using hard money when starting out. Using some leverage will allow you to greatly expand the universe of properties to potentially buy. If you decide to go the hard money route, be sure to find a legitimate, trusted lender.

Alexia Mizell as Michael Lopez and Michael Hassell said, you should at least talk to some HMLs and get a sense of what loan amount you would qualify for. The last thing you want is to find a great deal and not be able to fund it! When you start talking to lenders, be very careful about anyone who wants any upfront fees or deposits and make sure to understand ALL of their terms and fees.

Holly O'Brien I would try to get some references before moving forward. A deposit with a hard being lender raises a lot of red flags.
