To all I look for ideas and hear is my scenario: I have in law unit 1bed/1bath 486 sq ft I could rent for $1500 long term or set up the ADU as a furnished short term rental? The unit is close to main highways to tour the SF Bay Area.

@Sue K.so can you elaborate on what you said about the only way property manager makes money is when you lose money. Can you give me an example? I have property OOS and one SFH has a great renter for over 6 years now and I have had no problems with the management of my property. I receive inspection reports annually with photos.

Hey guys I thought I would jump in after reading this thread. I have an offer in on a property setup exactly the same with big house in front and a little additional unit. I am very interested from hearing from you guys that have experienced this situation. Oh and someone mentioned that you should make sure you are allowed to rent both units out. I didn't even think to check my local govt on the regulations about rental property. I want to know the best practices for splitting utilities. Thanks in advance

@Edward Tang just to reiterate your point real estate in antioch is a sellers dream as they are getting multiple offers above asking price. Antioch has resumed building SFH 3bd/2ba at 650K-850k. I just saw the undated MLS and 10 houses I was viewing is now pending. I put an offer in on a 5ba/3ba house in the 94509 area for 450k and seller has had multiple offers.

Great advice unfortunately my tax account didn't setup my tax return correctly so the self directed LLC wasn't marked as a passive investment pass through identity. But I think I can adjust my future tax returns as I have not had any profits as of yet. I am due for a payout for a couple of my investments.

@vu nguyen I didn't see where you are going to invest? In California? Good Luck with that!! 110K for OOS investing in cash flow markets ie: Ohio or Texas would go a long way, but in Cali not so much. I just put under contract a lot with 2 houses completely remodeled by a REI looking to flip in northern cali, but I was able to acquire a $0 down VA.
