@Emily Reddington so I was reading this post and I was hoping you could give us a follow up...are you still hosting your friends?? I just put in a offer for a property that has a 3ba/2ba house 1500 sq ft and a 2bd/1ba house 1000 sq ft. If I rent out both houses I will have a $900 cash flow, but I can only rent the bigger house for minimum of 6 months. I have a negative cash flow until I rent out my house.

OK sound good...thanks I am starting to learn the lingo around here. I put an offer in a house that has 4bd/3ba and a 1 bd/1ba ADU. This property sound like a great potential for hacking.

Wow this thread had started 4 years ago and I bet the trends have changed since then in the Concord area. I have been looking for investment property but still hard to find as most of the good neighborhoods seem to comp closer to $650K for 3ba/2ba 1400-1700 sq ft.

The subject of house hacking is of interested to me....does this mean living in the house and renting rooms or living in an ADU on the property???

@Greg Scott my first time hearing this ever, I have a tenant who has been in my rental for 6 years now. So am I clear I need to change renters for a fear of some squatters rights??

Amy, I am willing and able to analyze5-10 deals a day IF I knew what I was doing. I feel like a new born baby trying to crawl and lift my head up at the same time. I have tried to use the tools but I am at a lost with all the terms...I am a little embarrassed to share this since I left the corporate world(oil & gas industry)after 36 yrs retired as a regional manager. I feel like the first week at work when I was hired as a data processing clerk and knew nothing.
