Thank you guys for the professional feedback. Yes red flags raised around this issue with my PM, since the rep at the Property Mgt company. $3000 is very high estimate and starting to feel like I am being taken advantaged of because I am an out of town owner how needs to trust they are being honest and providing you the best advise on the management of your property. The feedback I am getting from the rep is unacceptable and I need to escalate this to the PM. By the way does anybody know of a general contractor in the city of Sebring,FL?

So my property mgt company emailed me a estimate for repairs with pictures for the one piece shower and description was a hole in the shower wall and the only remedy is to replace the entire shower for $3000. No explanation as to why it cannot be patched and no explanation of how this damage was done. What recourse do I have? I asked for a second estimate and they said I will have to pay a quote charge for the original estimate.

@Bryan Igboke I am doing the same up in the SF Bay Area and the post office told me I would need the city to define both properties as separate addresses. Before I could have the post office deliver to the separate mailboxes. I could not get the city to provide me the documentation but kept sending me to contact different agencies in the city government. Well for now since I already had an existing post office box, I am forwarding my mail to my mailbox for a year until I move out.

I have a form provided by my SDIRA custodian (fair market val) form ...3rd party valuator information? Is this chosen by me or the syndication? If I must provide the 3rd party valuator, how do I find a qualified, independent 3rd party to complete valuation? Or can the syndication investment provider complete a market value evaluation?

I have a SDIRA checkbook LLC and I invested funds in this account to a syndicated investment to become a junior investor. My investment originally was schedule to pay my principle back and first installment of gain within 4 years. That was 6 years ago after delays in the initial development of the land. My question is do I continue to report this every tax year to my SDIRA custodian as investment in progress? The syndication sends me updates on the status of the syndication development. I am growing tired of only getting reports of delays in the development from the syndication. I want to close this SDIRA and take a distribution but I have half the original tied into this Syndication investment which means instead of have $350K I only have $150K in cash. Can I request distribution on the cash value of this SDIRA and leave the balance which is still tied up with the syndicated investment?

@Carolyn Fuller so my ADU is located in a working class neighborhood and we are stones throw away from the delta where there are major events like the Bass Fishing annual tour and walking distance to the local stock car events. This area is still growing with new much needed housing start ups. I have never marketed a short term rental before so I need tips on how to approach the advertising.

I found an issue related to long term rental of my ADU that I didn't anticipate. I added a second mailbox and I thought I could just use A and B and the mailman could deliver accordingly. But I was referred to a post office supervisor by the mailman. The supervisor referred me to my local city officials because I need thier approval? I have no clue what department I need to go to for approval to add another mailbox
