Hi @Andrew Parr - Welcome to BP!  Why not start small and build a property portfolio and not take on any debt?  With little $ you can get a website going (to sell what you buy), find motivated sellers, and start flipping property. Vacant land is a great place because no big issues and you can buy and sell all over the country fairly easily.

And since no debt, it is okay if a property takes a few weeks to sell. The key is really learning how to buy it right. Look at property as a business. Not emotional - just as an investment. If you cannot buy it so inexpensively that you can easily double your money tomorrow, don't buy it. Just move on to the next deal. Easy to get your phone ringing with motivated sellers once you learn how to reach them!  Hope this helps.

Hello @Jason D. Weeks  Welcome to Bigger Pockets!  Hey, you can do this. Why not start small?  Buy some rural vacant land for $500, sell for $1,200 and keep growing your acquisition balance to where you are comfortable enough to make some other decisions? And while you are doing that you can sell a few of the nicer properties with owner financing and sit back and collect $199/mo per property for doing nothing. Totally not crazy. A ton of us are doing it. Great way to get rolling in real estate and since you are paying cash for everything you don't have to worry about credit - AND - you will sleep well at night because everything is paid for.  Hope this helps!

Hello @Lance Mills!  BP has everything you need from free online educational videos to connecting to other investors, you can't go wrong on this site! You came to the right place.  You absolutely CAN do this part time and I personally would not recommend quitting a good job until you can replace that income and it no longer makes sense to keep that job. I have heard many members say they left their version of a "day job" because they were losing deals, it was costing them money, and they could no longer juggle the two. (Great place to be in, by the way.) If you are new to real estate, buying and selling vacant land is a great place to start to learn the business and build up cash with little investment. You may even find that it is SO rewarding that you might never leave this niche.  Great success to you!
