With the COVID-19, I been reading a lot how banks are not doing cash out refinancing or HELOC... so I know all the investors are saying that in this time you need cash in hand .. though I have some cash I know it may not be enough. I have duplex that I bought for 200k 5 years ago and now I only owe 80k because I made several large principal payments throughout the years. My house was appraised a few months ago and it appraised for 270k .

My question is should I attempt to get a HELOC from my bank just to have some extra cash laying around just in case after the pandemic is over and some good deals come along ?? Or What other options can I use for my next deal ??

Post: Would it cost me less to buy, renovate and sell then a turnkey?

It sucks man. These houses are so over priced. There aren’t any deals left. Even in the ghetto , complete rehabs are going for 300k before renovations SMH. That’s nuts ... that’s why I was thinking to invest out of state but that’s hard especially when you don’t know the area etc... holding the housing market drops 30% like they say. Maybe some better deals will pop up... a 4 family house renovated is 230k. I would but that in heart beat I’d it was down here. What’s the rents u get ?? One bedroom 2 bedroom etc

I own two properties in north jersey but the prices have been sky high for quite some time now. I was possibly looking into out of state or something?? Anyone have suggestions or know of areas where house prices are cheap. Everything here is 350k and up. Even rehab houses are going for 300.

Is there any good deals in NJ right now ?? I own two properties and been looking to purchase more but everything is priced WAY above market.... where are the good deals anymore or which market can you get fixer uppers for 40-50k??

New Jersey- So I received a summons in the mail stating that I had to go to court. So the summons was charging me for 4 different charges pertaining to repairs in the rental apartment.. I never knew if these issues and were just finding out about it the day I received the summons. I texted, emailed and sent certified letter through the mail to the tenant stating I needed access and when was a good time to check out what repairs needed to be made. Never got a response back from them. I go to the court and explain this to the prosecutor and they have me a another court date. My question is what can I do if they refuse to answer and how can I get them out ?

I need some advice.

I have tenants that been living at my house (New Jersey) for a few years now. Their original one year lease expired a long time ago. So I know once the lease expires and the tenant continues to pay rent without a new lease, the tenancy automatically becomes a month-to-month..

So there has been some incidents when the tenant has become aggressive and start to intimidate me with violence. Asking me to fight him ..

My question is since there is no lease any more can I evict soly in the fact that there no lease in place ?? Or what other options do I have ?? Raise rent ?? Try to look for other violations ??
