Wow property mangers eat up a lot of the cash flow. I was wondering what property managers went for ... I currently manage my own properties but recently was considering out of state investment and would obviously need a PM but I always wondered about their pricing

Looking to possibly invest somewhere in Pennsylvania... I live in NJ and there aren’t any deals here. I was reading some blogs and was told Pennsylvania had some areas that were decent to invest... anyone have any experience in that area or have knowledge of any other markets in other states I can invest in ?

So is the mortage in your personal name and your partners name if you have one. Or you get a loan in the LLC name which I heard can be very difficult or just pay all cash and not worry about the bank?? I am interested in long distance investing. Just unsure on certain things like who's name the house goes into

Keep us informed. I try calling my bank (chase) to see if they will roll the 3 months back into the mortage but was unable to Speak to anyone

I am. I'm Canadian and own rentals in Phoenix (2000+ miles away) and Memphis (1000 miles away)

I don't know what you mean by "measures" that you need to take. I picked up the phone and called a few agents and spoke with them about what I was looking for

2) run the numbers on a few properties that match your criteria;

3) talk to people (other investors, realtors, contractors) in that area to understand better the market;

Even with all precautions, you can still have problems with rehab/tenants, etc. But this is part of investing in real estate.

It is possible and profitable to invest in another state/country.

I am also interested in investing out of state because NJ is really expensive and there aren't any good deals here for good price. My question is , how profitable is investing out of state after paying a property manager and everything else each month?

With the COVID-19, I been reading a lot how banks are not doing cash out refinancing or HELOC... so I know all the investors are saying that in this time you need cash in hand .. though I have some cash I know it may not be enough. I have duplex that I bought for 200k 5 years ago and now I only owe 80k because I made several large principal payments throughout the years. My house was appraised a few months ago and it appraised for 270k .

My question is should I attempt to get a HELOC just to have some extra cash laying around just in case after the pandemic is over and some good deals come along ?? Or What other options can I use for my next deal ??

Also my bank ( Rocket Mortgage ) doesn't offer HELOC. So would it make more sense just to do a cash out refi with another bank that offers more. My current rate is 4.99%
