Have someone with good credit history, co guarantee the loan with you, father, older brother, older cousin, someone who trusts you,

 This is one of three units on the property.  The town is a suburb of Honolulu, so small town beach town feel but big city options (for Hawaii standards).  Rent includes utilities.

 No deal, rent includes utilities, you are under no obligation to give him a break.  You do not run a charity, and if he needs help paying rent(which should not be for much longer, shut down will end eventually), let him figure that out.  Do you work with a management company, does the home have a mortgage. 

Respectfully, honestly explain you have bills to pay as well, tell him you also have a mortgage(even if it doesn't) and the bank doesn't cut you a break.

Hello De Von

Lets get into it, do you think there are good cash offer deals in your area, when its repaired, the ARV(After repair value ) would be worth it. Thats the main thing private investors look for. Also, finding a good, quick, honest contractor/handyman depending on how much work is needed.

Honestly, i can give you a bunch of hard money lenders, who work nationally, some more info would help first thanks

Two hours seems very reasonable, in case anything bigs come up.  Drive there, in the beginning at least often to let them know you won't be overcharged and they will take you more serious and your property as well.

Single families, let them pay EVERYTHING, keeps things easier, and its one of the perks of having single families.  They are also in charge of snow removal/and any lawn maintenance(unless you want to include that in the rent)

Hello Marc 

I have notice, in my investing experience, and with the same question you had 2 years ago, basically Mortgage brokers will be the same with regards to dealing with investors, especially beginners.  You are best to go on realtor.com and find a reputable company to work with.
