Does anyone have a good property management app/web that is easy for tenants & landlords to use, which they recommend

@Account Closed I use Tellusapp.com which has a maintenance request/work order system. The tenants submit a ticket via the app and can attach photos. I can set each request as open or closed and add notes to it, too. It also does free rent collection. I picked it because the mobile app makes it easier for tenants to alert me in real time and also include photos. And I can communicate back and forth with them in the app with read receipts. My mom and I have used it for a few maintenance issues already and it works well for us.

I've heard good things about Appfolio too from property managers who manage full time. I'm just a part-time landlord so I don't have the 50 units it takes to qualify for Appfolio, plus I wanted something free.
