Hello 

Do a 1031 exchange after you sell, into another property to avoid gains tax, take these lessons learned and move forward. depends how much one can rent for, HOA is kind of high along with other expenses im sure .

Are you working with a real estate agent, if he is any good he should  refer someone he knows or his agency knows

Hello, 

The maintenance fee seems very high, and the rent seems too low. You are paying out of pocket, I would sell as soon as you can. A 1031 exchange into a similar condo, with much lower HOA fees, I am assuming this is in Miami, perhaps north Miami you can look into, but find a good agent which I am sure you already have.

The main thing I have learned is, especially in the beginning, invest in areas where there are lots of jobs/factories etc.. blue collar work.  So when the economy does go down, there will still be renters, and you can adjust accordingly the rent but you will NOT BE VACANT which is landlords worst nightmare.

Hello everyone 

 Who is supposed to pay the property taxes when an investment home is purchased?  I would come to believe that I am responsible for the taxes AFTER closing and nothing before. If the buyer ended up paying the whole years worth, whose fault was it that this happened and not clearly explained.  Thank You
