That sounds like a great plan! Good luck!  If it has 3 bedrooms rent 2 of them.  Try to find house with at least 2 bathroom. So you can have ypur own bathroom too!

Find homes that are under 100k. Do nice rehab try to have purchase and rehab total 100k.

But could rent for $1250-$1450 a month. I do this in metro Detroit.

Pay cash if you ca, and you will make 10% on your investment every month. I've been doing this for last 10 years in Michigan. I profit 1k a month on average for every 100k invested. Good luck!
