That's basically how I looked at it.

I was offered $500 more a month for premium for short term lease. I asked for $2500 security deposit since I'm taking a short term lease and risk on this offer, and they accepted it! I also asked for a 45 day notice to leave aswell.. the family's house caught fire a week ago and they dont want to live in hotel.

I was just looking to see if any other landlords have taken the Risk on short term lease and what type of unknowns they could give me as advice!

Anyone ever do short term lease with a Relocate companies or Disaster insurance companies?

I've just been contacted by one, so I was looking for advice on negotiating rent amount? Security deposit amount and any other insite on topic?

The 1st thing I tell people when I'm asked questions about my realestate Investing is that if you cant pay cash for your investment property, then your taking high risk and only making the banks richer @ your Cost..

If your going to invest in realestate, buy cheaper homes that you can pay off quick if you have a loan on it.

Crawl before you Walk and you will succeed in realestate !

The key to my success is buy, hold Rent and no loans longer then 5 years if needed..

Hello

I'm from MICHIGAN and for a standard Vinyl replacement window for standard size window, windows range from $350-450 and opening for Labor and material installed.

So for an example I did one of my rentals last year (900sq feet ranch)

10 windows and a sliding door wall

For $4800.00 installed.

I used one of the top 5 window replacement companies in the metro Detroit area and all the quotes I received were all in the range of $4700 to $6000

There's always room to negotiate!
